Measure the wall and count the units

Masonry estimating starts with square footage: wall length times height, minus openings for doors and windows. From the area you derive units. Brick and block come in standard sizes, so the units per square foot are fixed by geometry — learn the count for your common units and mortar joint, and add a waste allowance for cuts and breakage as a deliberate choice.

Stone is the exception because it is not uniform. Veneer stone sells by coverage area, but natural stone varies by pallet and pattern. Order from your supplier's stated coverage, add extra for sorting and cutting, and state on the estimate that natural material varies in color and shape — the customer should expect it.

Do not forget everything that is not units

New estimators count bricks accurately and lose money on everything around the bricks. Walk this list against every job; the two or three lines that apply are the difference between a tight estimate and a slow-motion loss.

  • Mortar: derived from your unit count and joint size, including waste
  • Reinforcement, ties, and anchors for block and cavity walls
  • Lintels and angle iron over openings
  • Flashing, weeps, and damp-proofing where the wall system needs them
  • Scaffolding or lift rental — often the biggest non-material cost on tall work
  • Footings or a foundation check if the wall carries weight
  • Cleanup, acid washing, and haul-away of the spoil

Price labor from your crew's production rate

Masonry labor is unit-based: how many brick or block your crew lays per day, in these conditions. Track your own production rates — straight walls versus detailed work, ground level versus scaffold height, summer versus cold-weather work that needs protection and additives. Then labor is units divided by your rate, times your loaded daily crew cost.

Height and access multiply labor faster than almost anything else in the trade. The same wall at scaffold height takes meaningfully longer than at waist height. Separate repointing and repair from new work

Repair estimates are inspection estimates. For repointing, measure the linear feet or square footage of joints to be ground out and repointed, check how deep the damage goes, and look for the cause — failed flashing or a leaking gutter that will wreck new mortar too. For leaning chimneys, cracked lintels, or bulging walls, you are pricing investigation and structural judgment, not unit math; consider a paid inspection that credits toward the work.

Write what you could not see. Mortar matched to existing color is an art, so state that new mortar is matched as closely as practical. And where damage may extend behind the surface, an assumption line — 'price based on visible damage; concealed damage repriced by agreement' — keeps the job fair for both sides.

What the customer should see

The estimate should show the scope in plain words, the area or unit counts, materials named (brick type, mortar type, stone product), scaffolding, the wall-system details like flashing that justify your thoroughness, cleanup, and the assumptions. Customers compare masons on the bottom line; your itemization is what explains why a careful number looks different from a careless one.
